100 De Beauvoir Road, included the demolition, extension, and refurbishment of a 1920s-era factory in the heart of De Beauvoir, London.

The architect’s inspiration for the build was a thoughtful retention of the existing building while creating 14,000 square foot of premium office space.
Exterior
We undertook a further project following the success of neighbouring 92-98 De Beauvoir Road.
The building retained its heritage yellow stock façade while extending on the rooftop with new timber framed pods wrapped in EPDM rubber.

Creating innovative change to an old 1920’s factory.
Interior
Inspired by ‘anarchitect’ Matta-Clark, it was the internal staircase that was our highlight of the build. The geometric shapes cut into the existing floor perfectly frame the powder coated metal staircase with its oak clad treads and handrail.
A fully integrated yet adaptable space capable of working in large open plan offices or small meeting rooms if partitions are erected by future tenants.

Project Details
The difficulty on this project was that it was completed throughout Covid. We started the project in its full scope in January 2020, after covid hit in March we changed the scope to a phased handover of structure and externals as phase 1, and then the fit-out as phase 2.
The idea was that the client was only committing to phase 1, they would therefore have a water tight building with all its structure in place ready to be fitted out in phase 2 if and when the market settled. We worked with the client and design team to work through phase 1 and then we were instructed to complete phase 2. We managed to complete a difficult project by being flexible and supportive to the client to navigate our way through the covid pandemic to ensure that all involved walked away proud of the finish we achieved.
